Fire Regulations
Simply put, the part of the building
regulations that cover means of escape says:
Any habitable room on the ground floor should have an opening directly on to
a hall leading to the entrance of another suitable exit or should have a window
or door which can be used as a means of escape.
Any habitable room on the first floor, not more than 4.5m above ground level,
should have a window or external door that serves as a means of escape or direct
access to a protected stairway.
A window or door that acts as a means of escape must meet the following
guidelines.
The window should have an unobstructed openable area that is at least 0.33mē
and at least 450mm high and 450mm wide. The bottom of the openable area should
not be 1100mm above the floor.
This part of the building regulations relates to new work,
however we strongly recommend that for the safety of you and your family you
follow these regulations also.
You must replace your windows with windows that are better or equal to your
existing windows. If you currently have sash sizes that exceed the regulations
you must not reduce them to less than the building regulation suggests
